craigslist Charges Brokers for Rental Listings
craigslist has rolled out the $10 fee per rental listing for brokers, and so far, Craig Newmarks is pleased with how things are going so far:Volume has dropped a lot, quality higher, really good.
As expected, some brokers started posting in owner, and with volunteer help, we've been shooting 'em down. Similar problem in registration fee, but people know that's a low priority source.
And the craigslist forum debates the merits and demerits endlessly. We thought this examination of some problems - and a response from craiglist - was very interesting.
Also, I'm finding that most of the problematic brokers have gone away, people who do stuff like posting fee ads in no fee, or who flood the no fee section for big buildings.I do suspect to see more attempted bait and switch, and am already planning on how to pursue that.
What do you think of this $10 charge?

Craig list is a great source for finding apartments. It is also a good idea for Craigs List to charge $10. The Brokers are making their fee, so they should pay a fee to Craig's list for helping them find their bread and butter. Actually, it is a cheap finders fee.
I just hope that they don't start charging the rest of us that use the service.
If a broker will take $1500 to find me some dumpy apartment in Queens, they can afford the $10 to post the ad. I say, good for Craig.
If a broker will take $1500 in fee money, they will be willing to pay all the way up to the point it's not profitable for them. I know a few brokers and they think it will actually help them... "they have to pay for this posting, this no fee apartment must be real!"
Make it $100. We're talking about apartments where, on the low end, rent is $900. If they really wanted to weed out the dummy postings (postings for apartments that don't exist to get you to call a broker for a different apartment) they'd raise the fee.
great idea. there is so much crap right now as far as rentals. monetizing the process with ensure quality.
I'm not sure anything can truly help the NYC rental market at this point, but it's certainly not going to hurt.
I think brokers are among the most reviled professions in this city. I've never used one, to be honest, but I've heard some horror stories.

Kevin P, it means some brokers are sneaking their ads into the section that is reserved only for owners renting out their own apartments (apartments that usually only require a deposit of some sort), and the section reserved for ads that direct to ANOTHER website where you can pay only a small fee to see the whole ad and visit the apartment using the broker.

$10 does seem kind of low. Craig can probably charge higher. I'm very annoyed with brokers who advertise in the no fees/by owner areas. Well, I'm annoyed with real estate brokers period. In my experience, they show you the worst places and lie and don't deserve the fees they feel they are entitled to.
I think it is great...a real bargain for those conniving brokers. Craig could use the money to help maintain the site which has taken on a life of it's own. Hooray for capitalism!!!
Just like any industry, there are individuals in real estate that give brokers a bad name. The bait and switch tactics are deplorable. I'm not a broker but am married to one. These people work their arse off for commission only, 7 days a week. For those that don't think they deserve their fee, feel free to try and sell your own place or locate a place to rent/buy in a timely manner. You are gravely mistaken if you think they don't deserve the fee. I'd love to see you work for commission only, morning/day/night, 7 days a week. I think your bitterness comes from thinking you deserve a service for free. Like I said, good luck on your own!
I commend Craigslist for stopping to feed the greediness of these brokers. I hope CL will come up with a system that is able to screen out false advertisers on its no fee/owner section. CL should charge at least $100.

I am engaged to a former real estate broker (no longer because it was too hard to make money)I know how difficult it is to make money in real estate. It's a hard gig - people always think there is some other deal out there and won't stick with one agent - so out of every 20 phone calls and endless searches with clients you'll have one that commits and then you have to split that commission with your brokerage. I'm not saying there isn't slime out there but its hard out there to start up and attract clients when you are spending 10.00 out of pocket for each ad you have going up. A very small percentage of brokers make a ton of money
Brokers who post photos of THEMSELVES with their ads instead of photos of what really matters: THE APARTMENT OR THE HOUSE, really, seriously ought to be charged $1000 instead of $10...

10 dollar is a step in the right direction for broker listings. They are the biggest culprits in ruining Clist's sense of community. 10 dollars is not that much. Hell, I'd pay 10 dollars to not see LISTINGS THAT ARE ALL IN CAPS WITH !!!!!EXCLAMATIONS!!!!.

With all due respect to your significant other, the current situation of having to pay upwards of a month and a half of rent to sign a lease on an apartment is a huge parasitic drag to this whole entire city. Brokerage firms have teamed up to systematically to deny the general public in NYC the usage of real estate listings services like MLS and other services where the distribution of information alone would eliminate the monopoly that individual brokers have on listing information.
And yes, the general public does deserve for this to be free or at least as free as possible.
I'm an agent, and I think it's awesome they're charging $10. And you know, if I was lising an exclusive, I probably wouldn't mind paying $100. The thing is, even the $10 listings are a crapshoot because that place might be gone two minutes after posting the ad.
For those of you with nasty attitudes towards brokers/agents, I can't blame you some of the time...I've used them 3 times, and 2 were excellent while one was a nightmare. The thing is, so many people have so little regard for my own time (mainly, blowing off appointments) that the attudude can go both ways. At this point, I usually only work with wealthier clients, because they actually respect my time, (they know that I'm working my ass off on their behalf to find them as close as to what they want, because they don't have the time to do so). I work equally hard for my budget-minded clients, but unfortunately they don't have a good track record for wasting my time and energy (if only all budget clients were as easy as I am, and I'm super cheap!). It really makes me happy when they DO respect the fact that I'm trying to make their lives easier.
If you put your mind to it and have a week or 2 to devote to the effort, you CAN do it without a broker. If you have this kind of time and energy, then don't use the services of a broker.

Yes, it's a bit more work, but I vowed long ago never to pay a broker a commission on a rental. Thus far I haven't had to do that.

I deserve to eat for free too, but the market dictates that I must pay for food. I can go to a Wal-Mart in Ohio and pay $2.00 for a giant box of whatever, and $5.00 for the same box in New York. I hate the price of a movie in the 5 boroughs with little or no bargain matinee options, but I also don't see theaters closing their doors.
I'm not trying to mock you, just pointing out that this is the way it's been for many years, and sometimes you just have to accept supply and demand. Can you imagine the suicide rate of building supers if the general public had easy access to all the listings in the city? Do you think the average management company wants to deal with the riff raff? They generally like a filtering device, mainly in the form of a broker who will submit a desirable candidate for a place (or make an undesirable one look palatable).
Realistically, think of the nightmare if everyone had access to MLS at the same time. It's crazy enough with only brokerages involved, but if 2,000 all found out about and wanted one particular apartment at the same time (see above: doormen and supers would be drinking that special kool aid).
Trust me, I know that some brokers and companies are full of shit. As far as the fee itself, there's nothing I can do about that; I CAN guarantee that my cut isn't making me rich. But as I stated before, I provide a service (and enjoy doing so). You don't have to use it, but if you choose to do so, then I'll do everything in my power to find you a decent place to live.
One tip: go with recommendations from friends who have had success with theirs.
craigs is the only place we were searching on for new digs. We just recently landed a great apartment through craigslist and attached to it was a great agent. if i could, i would post her name and number..but...
we were going to go with this other place, but the agent fee was like 13% or 15%..that is a straight-up rip-off..

I used to think the same thing. My original motivation for getting into this was to help nice people like me get through some of the nightmare by finding and knowing the non-shithole buildings and drawing attention away from a few discrepancies on their credit reports by embellishing the positive in their paperwork, or assets of their guarantors' to win out over other applicants. As stated, these clients don't often appreciate that kind of work, so I've shifted to being the eyes, ears, and legs of people with a little more money but no time.
Again, do you really think the majority of landlords want to deal with a flood of 100 applicants in an hour? Some do, and I would definitely recommend dealing with them if you don't want to use a broker. Honestly, if you don't feel like I'm making your search more efficient, don't use me. I'm very helpful for people who don't know their way around, but if you've lived here a while, you probably know how to do this without me.

What I want to know is who is writing these type of listings? A fucking 7 year old with a concussion who speaks english as a 2nd language? Apartment hunting on Craigslist is a nightmare. Brokers suck.
So, what you're saying (and what we both knew anyway) is that you're really providing more of a service for a landlord than a renter.
Which begs the question: why the fuck am I paying you 15% when the landlord should be paying you?
When a house is sold, the commission comes from the seller, not the buyer.
CJ, in reference to your first question, talk to the landlords about that one if you think this is the case. This also goes for people who complain about "those people who keep moving in and raising the rents." It really boils down to the landlords, who hold the cards. It's similar to the significant other who places all the blame on "that person who broke up my marriage," rather than putting any of the blame on their partner.
As far as my own clients, they would probably differ in your second statement, since they keep recommending me to friends.
CJ: the renter pays because NYC has a -4% vacancy rate, that's why. Landlords, especially in good neighborhoods, will NEVER lose money on a decent or even shithole place (shitty tenants aside) because someone will always want to live there. You go to Chicago with something like a 5% vacancy rate, and you have the Apartment People drive you around for free, and their cut comes from a landlord, who needs your rent more than that grand or two he pays the broker.
Here's the thing.. how CAN I bypass a broker if the apt is listed with them? I can't, right? I can only look for apts not listed with a broker... I'm not morally opposed to a broker, I just wish that they (and rent here in general) wasn't so damn expensive.

Point being, rental fees should be regulated whereby they're borne by the landlord.
I'm happy for this development because it was getting too cumbersome to wade through all the nonsense on craigslist lately. I hope the fee will cut some of it down.
I've had good experiences with brokers and with just craigslist. Some brokers are awesome; the one that helped me find the apartment I'm about to move out of got me a great deal, and I went with a broker because I had to move on short notice. So it worked out (even with the fee, I saved money in the long run because the broker talked the landlord into giving me a discount). So they aren't all sleazeballs. However, when I made the decision to go with a broker, I stopped looking at craigslist. The point is not really "brokers are good vs. brokers are evil" it's that if I go to craiglist to look through the no fee rentals, I don't want to have to wade through all the BS, misleading broker fee ads also.
I agree that in some cases a broker/agent is a good solution for the renter. And yes, of course, not all are out to get you.
I just have a problem with being more or less coerced into using one simply because rental listings are like a grey market in this city.
Like I said, I've managed to skate by without using an agent (so far), but it's not nearly as transparent - nor fair - a system as it should be.

I think what many people fail to realize is that many brokers are double dipping. They charge a fee to the landlord too, and then ask that the commision from the tenant be paid in cash so they don't have to report it. (so it's tax free money to boot. money that the city doesn't get) Also, brokers drive up the rental market because they encourage landlords to charge higher rent so that they can make a higher commision. I think craig's list just may eventually obliterate one of NYC's most vile obsticles--the broker fee.

I do understand your view on the rental listings (and I could see that working a little better in the other boroughs), but for great places in prime areas of Manhattan, you'd probably have a much better chance using a broker than if the listings were just available to the public. Let me give you a visual: that yearly bridal gown sale in which possessed women hungrily pounce upon the stock.
